We have an exciting opportunity for a Land Planner to join a friendly team working from our Western region and based at our office in Exeter on a permanent basis.
The purpose of the role will include;
- Liaising with key external stakeholders such as developer consortiums, housing associations, local planning authorities, expert consultants etc to ensure we comply with relevant regulations and achieve business strategy.
- Coordination of appeal processes.
- Advising the Land Team including sketch coverage
- Managing the process for planning applications including condition discharge
- Supporting the Technical and Commercial Teams with planning information and advice
- Managing the process for S106 negotiations and monitoring
- Supporting and delivering presentations to planning committee
- Completing planning appraisals for immediate land opportunities Identifying strategic land opportunities, negotiating contractual control and supporting promotion.
- Research local plan, SHLAA and land registry to identify suitable longer-term opportunities and their availability
- Research the planning history of development sites and provide appropriate advice
- Strategically selecting locations to undertake searches, considering 5 year land supply position/planning status/market values/business need etc
- Evaluate potential sites based on technical and planning constraints
- Strategic land option acquisition
- Assist in identifying suitable sites for pursuing in the context of the Business Plan and land buying criteria
- Manage coordination of technical packs, securing sales and affordable revenues, and other information to feed into the strategic land assessment.
- Assist colleagues in Commercial Department in producing a strategic land appraisal
- Preparation/review of heads of terms, Investment Committee packs, legal documentation for strategic land purposes
- Build effective relationships with landowners, agents, promoters, competitors etc to keep them appraised of strategic land buying requirements and identify any opportunities they may have
- Strategic Land/Property Disposal
- Updating vendors and agents on their option land and Promotion
- Assist in sales of surplus strategic land assets including self-build plots, writing sales prospectus.
- Member of RTPI or degree level in T&C planning
- Good knowledge of local Authority policy requirements
- Good relationships with relevant local Authorities and Planning Consultants
- The ability to cross collaborate cross functionally as part of the Project Team.
- Ability to recognise problems and deal with them quickly and efficiently.
- Full UK Driving licence and ability to travel.
- Great verbal written and communication skills
- Ability to multi task with good time management
- Proficient IT skills - Office, word and Excel
